在住宅的价值观念上,美国和中国有所不同:美国有钱人都远离市区,而住在市中心的往往都是穷人,而中国越往市中心房价越贵;美国影响房价的高低的因素首先是所处的环境,其次才是房子的质量和面积的大小,而中国是将质量和面积放在了前面。
  美国住宅分得很细,分为CONDO丶APARTMENT丶STUDIO和HOUSE。
  CONDO丶APARTMENT和STUDIO等是公寓类住宅,分别为高级公寓丶普通公寓和合体一居,在城市中为高层高密度,在郊区则为低层低密度,这一点和我国目前的住宅模式很相近,所不同的是,美国由于地大人少,交通便捷,加之散居的生活习惯,有相当数量的人是住在郊区低层低密度公寓,甚至HOUSE里,不象我们更多在市区的高密度住宅中聚居。
  HOUSE相当于别墅类住宅,一般分为SINGLE FAMILY HOUSE丶TWO FAMILY HOUSE丶TOWNHO。
  House是大房子,独立的别墅
  Apertment是公寓,单元房。有几个bedroom。
  studio是起居室和bedroom合在一起的房子
  价格是house租金最贵
  在美国租房的途径主要有两个:一是通过报上刊登的房屋出租广告,打电话同房东或其代理人联系;二是到住宅区转转,看到门前插有“有房出租”牌子的地方停下来,找管理该房屋的经理直接谈租金等条件。

  租房2条个人建议
  1。建议还没有去美国的朋友 先联系你们学校的 cssa ,加入他们的maillist.这样随时知道是否有多余的房子出租,同时由于是中国人,一切都很好交流。
  2。房租:在国内不需要签合同,当然你有认识的人代签也是可以的。签合同的时候通常交一个月的房租,一个月的deposit,后者不是押金,在你搬离时,如果公寓内有损坏(不仅仅是自己的bedroom),房东可以酌情减去你的deposit,所以公共的东西大家要一起爱护。
  另外,不同地区的房租不一样,学校里的最贵,学校附近的就要便宜些,如果离学校有个3丶5 mile的。
  私人的房子里通常带得东东:
  厨房:灶台丶微波炉(不能肯定)丶冰箱丶水斗丶柜子;
  卧室:通常家徒四壁,但是前任室友可能会留下些什么。
  卫生间:浴缸丶洗脸池等到是都齐全的。
  提醒:美国的电压是110v,国内的电器带过来用必须加个电压转换器。鉴于现在很多电器都是宽压的(比如110v~240v,这个可以在电器上找),就没有必要带个很沉的电压转换器了。有些人会问电饭煲的事,其实电饭煲walmart有卖,也不贵。另外,微波炉丶煤气也能做饭,所以没有必要带个过来。
  理论上说,电话丶网络丶电丶煤气都要申请,但是你租的那间公寓,可能已经有人住了,所以有些东西已经申请,你要做的就是和室友商量后,一部分过户到你名下(等有了ssn)。因为,这些费用加起来还是蛮大的。另外,有些房租里已包括气费等,具体情况具体分析了。很多房子,没有人住,也不太会拉电,断煤气,但是依然有人来抄表,房东肯定会在你签lease时和你交待,并不会为你负责任,所以拿到ssn能开户丶过户的就不要拖了。

  10. It's due at the end of the month. But you must pay the first month's rent in advance as the security deposit(押金丶保证金).
  11. OK. Do I have to sign a lease(租约) for the apartment?
  12. Yes. You can choose a six-month or a one-year lease.

租房子其实是最难的,那些租房的实际困难,其实有很多公司在做帮国内来的客人找房子,找中介帮忙找房子比自己找快多了,1天搞定,就是花点中介费。

洛杉矶 租房,最划算最靠谱的,分租别墅一个套房,一个单房,一个月也就1千美元左右,全套家具家电,网线,电视,水电煤气,拎包入住。我用户名网站上有大量这种房源,而且包接飞机,带领看房,1天搞定,省时间省力气,省钱,自己找房,租车每天120美元,住酒店吃饭每天100美元,还不如给点中介费,让熟悉当地的人帮你搞定。

赴美生子 diy, 有几种选择,月子中心,都是3个月2万美元起,平均每个月7千美元,而且是通常3个客人合租一个别墅,结果就是一个别墅里挤十来个人,相当难受。还有一种月子中心是租用公寓,不用挤了,可是价钱还是2万。 如果自己分租别墅一个套房,一个单房,一个月也就1千美元左右,全套家具家电,网线,电视,水电煤气,拎包入住。我用户名代表的网站(下划线改成点)上有大量这种房源。包接飞机,带领看房,1天搞定,省时间省力气,省钱,关键是自己找房更贵,一般连续房东看房要找好几天,租车每天120美元,住酒店吃饭每天100美元,还不如给点中介费,让熟悉当地的人帮你1天搞定。
