1. 询问租房信息
(1) J=Jenny L=Landlord
J: Do you have an apartment to rent?
L: Yes, we do. Ours are deluxe[d?'l^ks](华丽的丶豪华的) furnished(陈设丶布置) apartments with wall-to-wall carpeting(毛毯,地毡毛毯) and brand-new(全新的丶崭新的) dishwashers. Every unit also has a gorgeous(华丽的丶好看的) view of the ocean.
J: What's the rent?
L: Six hundred a month and up. But utilities(公用事业,如水丶电丶气等) are excluded. And there's a heated pool in the back.
J: Can I take a look?
L: Sure. Let me get the key.
(2) M=Mark L=Landlady
M: Are they furnished? 有家具吗
L: No, they are unfurnished.
M: What is the rent?
L: Four hundred fifty dollars a month, plus utilities. 水电费另计
M: When can we move in?
L: Anytime.
M: All right. We'll move in tomorrow.
L: Good. I'll drew up(草拟) the lease.

T: I'm looking for a furnished apartment. Do you have any available?
L: Yes, we do. How large an apartment would you like?
T: I only need a couple of rooms.
L: We have a 2-room apartment that rents $950 a month, including utilities.
T: What floor is the apartment on?
L: On the fifth floor.
T: Is there an elevator?
L: Yes. It's a self-service elevator and operates twenty-four hours a day.
T: Will you show us the apartment?
L: Certainly.

A: You know I'm living in the suburbs. It is a long trip to work everyday. I am trying to find a place near the office.
B: Apartments in the city are very expensive.
A: Yes, but I have to fine on because I am going to need more time in the city. I have enrolled in a night course (enroll in a course 注册学习一门课程;入学上课) in business administration(工商管理) at Cambridge University.
3. 发愁找不到房子时向朋友求助
A: I am looking for an apartment.
B: Have you checked the "For Rent" ads in the newspapers?
A: That's a good idea. Thanks.
B: This city has a special paper that lists only rentals(出租的公寓丶房子).
A: I'll go to the news-stand(报摊丶杂志摊) now and pick one up.
B: I'll go with you. Maybe I can help.
4. 去看要租的房子
J=Jason L=Landlord
J: Hello. I am here to see the apartment you advertised.
L" OK. Nice to see you. The apartment is on the fourth floor. The previous tenant(承租人丶房客) just moved out tow days ago, so I haven't cleaned it up yet. Please ignore the mess(脏乱丶混乱). I will have it ready for occupancy (ready for occupancy 准备好供人居住) within the week.
J: It doesn't matter. Don't hurry. My lease in my present place won't expire until the end of the month.
L: Come in, please. Here we are. Apartment 405. this is the living room, here's the kitchen. It is small, but fully equipped. The refrigerator is new, and the stove and the microwave oven are less than a year old.
J: It's nice. So this is the bedroom, and there is a walk-in closet(宽敞的大壁橱).
L: Yes. There is central air conditioning and heating.
J: Well, it is really good. When is the rent due? And how much security deposit do you require?
L: The rent is due to no later than the tenth of the month and I ask that you leave a month's rent as a deposit. It will returned to you at the end of your lease.
J: Good. I like the apartment. You can show me the lease.
5. 入住房屋和交纳押金

A: When do you want to move in?
B: Today. If it is all right with you.
A: I need two hundred dollars rent in advance plus a fifty-dollars breakage deposit, please (预付200元租金外加50元损毁押金). You get the deposit back when you move out.
B: All right. See you later.
6. 和朋友谈论刚租的房子
A: Did you sign a lease for your apartment?
B: No, I was told I didn't have to. But I paid a deposit.
A: The deposit is usually refundable(可退还的,可偿还的).
B: Yes. That's what the manager said. He said I would get it back when I leave.
A: How do you like your place?
B: I am happy with it. It has got all the modern conveniences(便利设施). It's in a safe neighborhood. And it's not so expensive as I thought.
